FAQ

DSCR cash-out questions from California owners

In short

Most owners want to know three things: what ratio they need, how much cash their rental can release and whether California rules change the answer. Many programs look for a DSCR at or above 1.00, the cash-out is the lower of a value limit and a rent limit, and rent control, insurance and title history can all move it.

Qualifying for a California DSCR cash-out

What DSCR do I need to do a cash-out refinance?

It depends on the wholesale lender and program. Many look for a ratio at or above 1.00, meaning rent at least equals principal, interest, taxes, insurance and HOA dues. Higher ratios generally open more programs and better terms, and some programs consider ratios below 1.00 with compensating factors such as strong reserves.

How is DSCR calculated on a rental property?

Divide the monthly rent by the monthly PITIA of the new loan: principal and interest plus one-twelfth of annual taxes and insurance, plus any monthly HOA dues. For example, $4,200 of rent against $3,500 of PITIA is a DSCR of 1.20.

Do I need tax returns or W-2s for a DSCR cash-out refinance?

Generally no. DSCR programs qualify the property on its rent instead of your personal income. Lenders still review credit, reserves, the appraisal and property documents such as leases, the tax bill and the insurance policy.

How much cash can I take out of my California rental?

The lower of two limits: a leverage cap based on appraised value, set by each lender, and the loan size your rent can cover at the program’s minimum ratio. In many California markets the rent-based limit is the tighter one. Our calculator shows the loan size at a 1.00 and 1.20 ratio.

Property, title and entity questions

Can I get a DSCR loan in an LLC in California?

Yes. Most DSCR programs lend to LLCs. Expect to provide articles of organization, the operating agreement, an EIN letter and evidence of good standing, and to sign a personal guarantee.

Can I do a cash-out refinance on a property I just bought?

Often, but recently acquired properties may be limited to purchase price plus documented improvements until a seasoning period passes. Each lender sets its own seasoning rules.

Does a DSCR cash-out work on a duplex, triplex or fourplex?

Yes. Two-to-four unit buildings are common DSCR cash-out candidates. Rent from all units is combined, and lenders usually use leases in place for occupied units and market rent for vacant ones.

Can I use short-term rental income to qualify for a cash-out?

Some programs accept short-term rental income documented with booking history or a short-term rent analysis. The property must be legally permitted to operate as a non-owner-occupied short-term rental under local rules.

California-specific questions

Does rent control reduce how much I can borrow on a DSCR loan?

It can. Lenders usually use the actual lease on occupied units, so below-market stabilized rents lower the coverage ratio and the loan the property can support.

Will a DSCR lender accept a California FAIR Plan insurance policy?

Many lenders accept a FAIR Plan policy paired with a difference-in-conditions policy when the combined coverage meets their requirements. Requirements vary, so we match your policy to lenders that accept it.

Will refinancing my rental trigger a Prop 13 property tax reassessment?

A refinance alone is generally not a change in ownership. Transferring title into an LLC can be, based on ownership. Confirm with a California tax professional before recording any deed.

No. We only arrange business-purpose loans on non-owner-occupied investment property. If you or your family will live in the property, we are unable to help with that request.

Does submitting the form affect my credit?

No. Sending a scenario does not pull your credit. A credit report is requested later in the process and only with your authorization.

What can I use the cash-out proceeds for?

Business or investment purposes, such as a down payment on another rental, renovations, paying off a bridge loan on investment property or building reserves for the rental business. Personal or household uses do not fit DSCR programs.
