For California rental owners
Turn California rental equity into your next property.
A DSCR cash-out refinance replaces your rental’s loan with a larger one qualified on rent, not tax returns, and pays you the difference for business use. We are a broker: we shop it across wholesale lenders.

Why owners use DSCR to pull equity
A cash-out built around the building, not your W-2
California landlords often hold years of appreciation in a property that already pays for itself. DSCR loans let that rent qualify a new, larger loan, so the equity can fund the next acquisition or renovation.
Qualified on rent
The property’s rent, compared with the new payment, does the qualifying. No tax returns or pay stubs to prove income.
Shopped, not lent
We are a broker. One scenario goes to multiple wholesale lenders, and you compare cash released, payment and terms.
LLC friendly
Most DSCR programs close in an entity name, which suits California owners who hold rentals in an LLC.
California-aware
Rent rules, FAIR Plan insurance and Prop 13 tax history all move the ratio. We plan around them from the start.

Close in escrow

The number that decides your cash-out
Rent ÷ PITIA = DSCR
$4,200 rent ÷ $3,500 PITIA = 1.20
Principal and interest, plus taxes, insurance and HOA dues, make up PITIA. As the cash-out loan grows, so does PITIA, and the ratio falls. In much of California, that ratio, not the appraisal, sets the ceiling.

Common questions
What California owners ask before a cash-out
What DSCR do I need to do a cash-out refinance?
It depends on the wholesale lender and program. Many look for a ratio at or above 1.00, meaning rent at least equals principal, interest, taxes, insurance and HOA dues. Higher ratios generally open more programs and better terms, and some programs consider ratios below 1.00 with compensating factors such as strong reserves.
How much cash can I take out of my California rental?
The lower of two limits: a leverage cap based on appraised value, set by each lender, and the loan size your rent can cover at the program’s minimum ratio. In many California markets the rent-based limit is the tighter one. Our calculator shows the loan size at a 1.00 and 1.20 ratio.
Can I get a DSCR loan in an LLC in California?
Yes. Most DSCR programs lend to LLCs. Expect to provide articles of organization, the operating agreement, an EIN letter and evidence of good standing, and to sign a personal guarantee.
Does rent control reduce how much I can borrow on a DSCR loan?
It can. Lenders usually use the actual lease on occupied units, so below-market stabilized rents lower the coverage ratio and the loan the property can support.
