How to read your result
DSCR is monthly rent divided by PITIA: principal and interest on the new loan, plus one-twelfth of annual taxes and insurance, plus monthly HOA dues. A ratio of 1.00 means rent exactly covers the payment. Above 1.00, the property produces more than it costs to carry; below 1.00, it does not.
Why the coverage ceiling matters for a cash-out
A cash-out loan is limited twice: by a share of appraised value that each lender sets, and by how large a payment your rent can carry. The two loan sizes shown in the results are the second limit at the rate you entered. In many California markets it is the tighter of the two, which is why a higher appraisal does not always mean more cash. Our guide on how a DSCR cash-out works explains the interaction.
Inputs that California owners often underestimate
- Insurance, especially FAIR Plan plus difference-in-conditions combinations
- Special assessments such as Mello-Roos that appear on the tax bill
- HOA dues on condos and planned communities
- In-place rent on rent-stabilized units, which may sit well below market
